Re: RiverBend Master Plan and Zone Change

Dear Springfield Planning Commission,

Friends of Eugene would like to register our opposition on the record to the current "RiverBend Master Plan and Zone Change" proposal.

We feel the blanket use of the mixed use commercial designation is inappropriate. We feel alternatives, like broader use of the mixed use residential designation, would better reflect Metro Plan and city goals, policies, and regulations.

If there are strong reasons not to apply mixed use residential, or other residential designations, in some areas, we ask that those reasons might be clearly explained in the findings.

Overall, we continue to believe the Riverbend proposal will promote vehicle usage and sprawl, will reduce overall community-wide access to hospital services, will introduce unnecessary disaster vulnerability, and will cause inappropriate negative environmental impacts.

Wouldn't it be better to plan for hospital development for our part of the planet based on metropolitan needs and options, rather than on real estate speculation and organizational opportunism?
